Approved lot layout (4 street-fronting lots, 300-307m²)

This subdivision of 2 into 4 lots was just approved by Brisbane City Council.

The site is a steeply sloping lot in the northern Brisbane suburb of Stafford. Our lot layout facilitates adjoining built to boundary walls for future dwellings, thanks to particular provisions in the Dwelling house (small lot) code which are often overlooked.

Future building envelopes should always be a consideration when laying out a subdivision (even small-scale infill), as the dimensions and area of a lot can impact the benchmarks for site cover, setbacks, and more.
